How the estimate is worked out
The loan is the property value less the down payment. The instalment is the standard reducing-balance EMI: the loan amount multiplied by the monthly rate and by (1 + monthly rate) raised to the number of months, divided by the same power less one. The monthly rate is the annual rate divided by twelve.
Each instalment first pays that month's interest on what is still owed; the remainder reduces the loan. That is why the early years are mostly interest and the later years mostly principal.
